The deposit comes back within 30 days after the lease ends and the unit is turned over, less any deductions the lessor itemizes in writing . Repairs are split: minor fixes up to Php 1,500 per instance are on the tenant, structural work stays with the lessor . Leaving early is different: pre-terminating before the term forfeits the deposit as liquidated damages, even with the required 60-day notice .
